Is buying an older apartment a good investment?<\/strong>\n

There are risks with older flats that you should check. Find out not only the condition of the apartment you want to buy, but also the condition of the whole building in which it is located, check whether it has already been renovated and to what extent. If it has not been renovated, this means higher costs for you, with higher contributions to the repair fund, as you also have to contribute to the renovation of the common areas. Old wiring is perhaps the biggest bogeyman. Replacing them requires a lot of time and patience from your neighbours and, last but not least, high financial costs. \n

The quality of insulation is significantly lower in older houses compared to new buildings, if the apartment is not insulated and has the original windows, count almost certainly with serious heat leaks. Heating is one of the highest items to live on, and in an older apartment it will probably cost you more. \n

The history of the apartment, which you do not know, can also be problematic. You are dealing with the current owner, but you don’t know who lived in the apartment before and what possible damages or accidents may have occurred in the apartment. \n

Parking tends to be a stumbling block, as older houses usually do not have underground garages. Parking is problematic in almost all of Bratislava. If you want to have your own parking space in front of your house, it means additional costs for renting it from the municipality. \n

Overall, monthly costs are approximately 30% higher in older properties compared to new builds. When buying an apartment you have to think about the costs associated with legal services. You need to pay a lawyer or real estate agent (2-5% of the total amount of the apartment) to prepare the contract. \n

How about living in a new building?<\/strong>

New housing brings several indisputable advantages. There are no replacements of wiring, plaster or floors. New buildings have high-quality insulation materials, thanks to which you will not pay extra for heating. High-quality windows will also help to reduce the heating costs of apartments and common areas. If you buy a bare apartment, you can complete it according to your own ideas. \n

A new home is covered by a 36-month warranty, the amount you will pay into the repair fund is minimal.\n

You will certainly not have a problem with parking, the investor is obliged to build a sufficient number of parking spaces. Comfort is guaranteed, because most new buildings have their own underground garages, so you can get to the apartment with a “dry foot”. \n
