Construction starts at the Iron Well. Soon you can live in the heart of the Little Carpathians

New housing will be built in the future Bratislava Innovation Centre. The PRI STUDNIČKE project will be built in the Patrónka area, which attracts attention thanks to the attractive features of the local landscape and the real prospects for a relatively unique development of the area. The developer has already obtained a valid building permit and construction has now started in June.


What makes the location of housing PRI STUDNIČKE exceptional?

Living in this urban location is made more attractive by the presence of the Small Carpathian forests, which penetrate into the immediate vicinity of the PRI STUDNIČKE project. A popular excursion destination is the local recreation zone Železná studnička. It offers a pleasant and in the city not quite common bonus in the form of the opportunity to spend leisure time in a green environment. It will be linked to the apartment building by the Vydrica watercourse, an important and exceptional feature that will be directly part of the project area.

At the same time, as in other parts of the capital, industry in the Patrónka area was gradually curtailed and more city-forming functions were promoted. Administration, such as the WESTEND BUSINESS PARK zone, and housing have been added, also in the form of development projects, and the necessary amenities, shops and services are also being expanded. However, Patrónka, which as a transport hub with active public transport interchanges is naturally associated with movement and change, is quite fittingly set to become a centre for the distribution of new ideas. The announced plans will make it an exceptional new centre of innovation in Bratislava


Local development is truly unique

The environment will be significantly influenced by specific implementations that provide a strong impetus for the unique development of the Patronage. They attract the entry of new investors and guarantee the distinctive character of the locality.

ESET Campus will clearly be a significant mover. It is a global science and research centre and the headquarters of ESET inserted into the premises of the Military Hospital, where the initial work is already underway. The conceptual design, inspired by the shapes of the surrounding natural landscape, has been prepared by the competition winner, Danish architectural studio Bjarke Ingels Group, and is working with local partner, PANTOGRAPH, on the outcome. This architectural studio is also one of the authors of the building PRI STUDNIČKE.

A similarly ambitious initiative was communicated by the Slovak Academy of Sciences. It plans to fundamentally transform its local campus into a contemporary, open science campus according to the winning vision that emerged from the urban planning competition. It was developed by gro architects together with the British Studio Egret West.

Well-known studios are also behind the PRI STUDnička project

Developer STUDNIČKA DEVELOPMENT s.r.o. approached experienced studios with award-winning portfolios. The apartment building presents tasteful architecture that should not lose its charm even in the years to come.

At the beginning of the development, the architectural concept was signed by GutGut, who does not deny the inspiration in the refined industrial aesthetics, ultimately characteristic of the site’s past. The aforementioned PANTOGRAPH further focused on the clients’ anticipated demands for modern living and fine-tuned the concept to its current state.


PRI STUDNIČKE represents an aesthetic and functional mix of trends in contemporary housing construction

A varied selection of 1.5 to 4-bedroom flats and apartments has been assembled with a total of 88 units. In the layouts, the sought-after open day zones were created, and the authors also thought about the need to set up storage systems. Thanks to the articulation of the building composed of 4 smaller masses and large glazing, the interiors will be well lit from several sides. Deep balconies or front gardens will ensure contact with the exterior. More demanding clients will be attracted by the private roof terraces, a luxurious addition to the two four-bedroom apartments on the top floors. There will be 139 parking spaces located in the underground garage and on the ground.

Residents will have two differently conceived courtyards. A more vibrant, urban character space will be opened up to the existing buildings in the neighborhood, which will be oriented to the two commercial establishments proposed on the ground floor. The calmer atmosphere of the second will be completed by the watercourse Vydrica, which functions as a nice refreshment of the rest area and also a link with the nature in the locality.
